What We Offer
We created the inspection report – LITERALLY. When the market shifted and a surplus of quality tenants entered the rental market, Scotts Inspections created a Property Management Division to equip and set apart property managers/brokers from their competitors. Homeowners expect their managers to know their property and the tenants that live there- what better way to distinguish yourself as a manager to have professionally licensed real estate inspectors reporting the ins and outs of the home?
Even more importantly, the relationship between the property manager and tenant should always exist at an arms-length relationship for legal reasons. Close the gap on liabilities and potential exposure by shifting the property visits and documentation to a third party provider.
Our general menu of property management inspections are listed below, although our services are customizable based on any specific needs. Each property management report is an electronic summary of findings and digital colored photographs, which greatly assist the property manager in potential legal matters. Our primary goal is to learn the specific needs of each property management firm and tailor a program to accommodate those needs.
This initial inspection is a starting base with the inspector and the tenant. The inspector, while creating a move-in inspection report, actually performs a walk-through orientation with the tenant. The orientation gives the tenant a verbal and visual overview of how to properly care for the property per the lease’s standards and indirectly minimizes the occurrence of “unnecessary” repair requests for simple fixes (ie. garage disposals, GFCI resets, etc.)
Every six months an inspector returns to the property to observe any maintenance or tenant issues and generates a report for the property manager/homeowner of their professional findings.
Perhaps one of the most important moments in a tenant/lease situation is documentation of the property immediately after the tenant vacates the property. This report provides just that for the management firm and is a generated in a timely manner with extensive photographs for any monetary or legal disputes.
On-site repairs and tenant deferred maintenance can be addressed if requested on-site by our inspectors. These services may include but are not limited to:
